Our private real estate investing started in earnest in 2010, initially as part of our Flagship strategy. In 2017, we launched a dedicated strategy which reflects our overarching investment philosophy of seeking to produce attractive, risk-adjusted returns throughout diverse market environments by capitalizing on mispriced real estate opportunities. We seek to leverage the broader King Street platform, including our 65 person in-house investment team, to identify themes and source compelling deals. Additionally, the Firm’s REIT and CMBS coverage helps identify and analyze market dislocations which have the ability to spill into private markets.

We focus on sourcing off-market transactions by identifying thematic dislocations and targeting motivated sellers who are driven by debt or liquidity issues.

We seek to acquire quality assets at a significant discount to fair value, providing downside protection and scope for greater upside. We also look to implement improvements through active asset management, including portfolio creation and capital investment.

The majority of the Firm's investments are off-market, draw limited competition and/or result from a broken process.

Our real estate team works closely with the Firm's capital markets professionals, whose mandate is to focus on sourcing investment opportunities across all sectors.

We leverage our 50+ local operating partners’ network of hands-on expertise and real time understanding of fundamentals across property types and geographies.
